Coworking is a big thing in our post pandemic world. It represents things like the struggles of WeWork to the future of hybrid work. As we move past the pandemic, article after article predict the future is all about coworking and shared spaces, but will it really be?
Probably not. Things left out of articles is that spaces are left empty, start ups fail, WeWork is in the tank and many of the big players are trying to figure out what to do with expensive leases and spaces. Coworking has risks, it takes any given square foot cost and adds exponentially to it to fix and build out. Then that same space tries to go to market with the need to sell at 3x or 4x the going market rate. Meanwhile city coworking spots go empty and the suburbs try to fill the demand of a 15,000 square foot location. This isn’t a great business model, if you ask us.
On the flip side, the average office space in any given neighborhood is less than stellar. We get it, landlords struggle to sink costs in a space that may not rent easily. Revenue only comes in when it is rented, unoccupied space is hovering around 22% with the average space sitting empty for 2 years. Most Landlords also don’t want to upgrade technology as it is either expensive or complicated to figure it out. So it is a risk to sink costs in.
That is where Small Officer fits in. We specialize in micro-coworking. Small, modular, tech enabled and flexible spaces that can move hourly, daily, weekly and monthly hours. The space is small, usually 1,200-2,000 square feet. We work to raise it above market value, add some paint and design, enable the space with proven technology, WiFi and put it on the market. Costs are low, the space/risk is limited and it can generate revenue while it sits on market or act as a feeder to the overall building. It can be moved, adjusted, expanded or made smaller. It doesn’t require staff as the app handles the bookings to the doors unlocking. It is all the flexibility of coworking, but at a fraction of the cost.
