Why this website?

We have been on both sides of owner and tenant equation, mostly in the smaller office side. We like what we do and the people we work with, but have struggled with the one sided websites, the best market solutions of listing a space always costing a lot of money and for those seeking spaces, the options are endless and it is a confusing process that can feel like everyone is just taking your money. We seek to offer an alternative way and to hopefully be a simplified solution for people who just want to rent spaces to normal people who just want a quality office to get some work done.

Is this site free? Is it free to list?

Yep.

Why is this site free?

As we sought to list our spaces it was either pay with an arm to get it listed/market or pray. To get an alternative up, we are paying the costs. Our main interest is running our own group of businesses which is in the small office service space. Here though, our interest is serving the business community we love.

Is registration required?

Well, we need your info to make listings. Call that membership, registration or just required contact information. We don’t sell it and barely keep it organized.

How do I upload or cancel a listing?

For now we are a bit manual (looking into that!) and you send us stuff, we list it. You want it taken down, we delete it. You want to hear from us, tell us. If you don’t, tell us.

Standards?

We do have some. We have the standard of transparency. Being a good person. We also like good descriptions and pictures of spaces, which we can help with. The things that hurt small listings the most is poor descriptions and photos. We do try to encourage a standard here and may reject or ask for something better, but it is hopefully for your benefit.

How long does it take for a new listing?

Presently we are striving for within 24-48 hours. We are small and getting going, so we are a little too manual, but we are working on that.

It has been over that time, what should I do?

What if my listing is denied?

Russell will do his best to explain why.

Listing Placement, can I buy something better?

We list as get. Refresh as we get. We understand that you may want to buy that header or banner placement as it is hard to get your voice out there. Presently we don’t have a solution for that and we aren’t sure if we should or not as that naturally leads to some of the things we dislike of other (bigger monopoly like) listing sites. All we can say is presently we don’t have a compromise or solution to help those who want to pay to play for a larger voice. As owners we get that sometimes we need levers.

How do you make money if you are doing this all for free?

We have other jobs and for now we are covering the costs of listing. Why? Because we initially wanted an alternative in market for our own needs. Our long term goal is to provide a platform of owner/tenant match making, we will worry about operating costs as we go, but our commitment will always be to strive to as free as possible with perhaps options to help serve owners and tenants to find each other more quickly. We know from first hand experience that having both prolonged vacancies and looking for an office space for months sucks. Both sides are expensive losses for a business. The goal of this site is really to bring people together quicker and anything we do here is to serve that purpose.

And to ensure that we are transparent, by “other jobs” we mean that we run our own flexible spaces and help landlords design & fill small spaces. They get no preferential treatment here, but can list here (as we do too). We also offer some guidance of what we have learned here, for free. If you need additional help, we can also help. If you don’t, that is cool too. Ultimately we created this because like all owners, we battle to lower our vacancy rates and got frustrated by the (expensive) market options out there (there are good guys out there too!).

Is there a catch?

No. No hidden costs. No selling of data.

Anything else to know?

Don’t send us anything owned or captured by that one really big listing site (you know who we are talking about!). They have (a lot of) lawyers and they care strongly about protecting their digital generated property so they can charge for it. Let them be who they are and hopefully they will let us be who we are.
